As the market in Panama cools down i see patterns developing and problems arising as sellers try to shift property that they now find themsleves unable to close on. Sellers are panicking and are contacting every man and his Dog to see if they can find a buyer for ther property.

The Panama Real Estate market has seen many changes in the last few years. Some good and some not so good but the one thing that is still clear to those that come to Panama is that there is still a market in Panama. We have gone from the Pre Construction phase right through to the current market which is an increasing amount of Panama Resale Property. For a long time agents and buyers where only focused on the Pre Construction properties being sold in places such as the Avenida Balboa, El Cangrejo and of course Costa Del Este.

Of there have been other areas and type of differing properties to be had in the Panama Real estate market. We have the old city of Casco Veijo with  its opportunities for developers, investors and those with a more long term vision to purchase run down properties and to convert them into modern apartments and lofts for a long term investment property.

Land sales in Panama have always been popular both on the Pacific Coast and recently on the Caribbean and Bocas Del Toro. A new area that has been getting a great deal of interest has been the area of Pedasi in Azueros. In Coronado there are Villas and single family homes on or close to the Beaches.

Rental property in Panama is still a very viable option and i strongly feel that the buy to let market in Panama has not been looked at deeply enough. Its all very well buying a very expensive property with stunning oceam views but who can actually afford the rents in these type of condos.

The Panama rental market and the Panama Real Estate market need to be looked at as one item, low priced real estate in Panama can actually give a greater rental return on your investment due to such a high demand for rental property in Panama City.

Distressed sales in Panama are not as common as people would have you belive mainly due to the fact that buyers can complete on the apartments in panama and can quickly obtain a rental to cover the mortgage of cash deposit.

One thing that is true in the Panama Real Estate market is that people are still buying. The resale market in panama is still strong and will continue to be for some to come.
